Tips to make property hunting a joyful one

When you think about moving home, what emotions arise? Stress? Excitement? Anxiety?

Or maybe everything..

Looks like my family needs to move again in near future. But I find that my move this time comes with a new waves of emotions that I haven’t experienced in the previous moves. Since I moved to Edinburgh in 2018, the coming home will be my fourth home in this city. While I’m searching for the future home, this time I’ve considered a lot of aspects that simply didn’t bother me before.

The previous moves were out of necessities and practicalities, but the coming move is a welcoming of a new chapter in our lives. I moved into the current flat roughly a year ago after getting married; I remembered redecorating this flat as if to put my stamp into the otherwise bachelor pad. Carpet was stripped and walls was painted, mattress was bought to celebrate a new life together. And the coming move?

It is an exploration of relationships between my husband and I, the anticipating of new chapters together. Besides, over the last few years I’ve become trained in Feng Shui and officially launched my business as a soul space creator - so I’m definitely more conscious of how the home would impact my wellbeing, my spiritual practice, and of course feng shui

I’ve decided to write a few steps I’ve taken at the start of this property-hunting journey. I believe some of these steps are incredibly important, but sometimes overlooked, which can result in potential disagreements/ conflicts when it comes to seeking your soul space - which should be a supportive, nurturing environment for your soul.

  1. Meditation & Visualisation

I’ve created a soul space meditation which I’ve shared with some of the vibrational board workshop participants before. I find it very useful to do such meditation to obtain some guidance on the signs and hints to carry when we start property-hunting. I often find that, the attitude around searching for a flat greatly affects the outcome (as indicated by my previous few flat hunts).

Visualisation exercise also encourages you to dream big! Although you might think that your budget does not allow you to purchase your dream home, the opportunity to gain clarity of what you want is priceless, and it will also enable you to put down some of the must for your next home.

For me, it’s a 2 bedroom - that’s the non-negotiable for my next flat.

2. Journaling

I would split the journaling into two main section; one is what I call DREAM BIG, second is LET’S GET REAL

Dream big

a) If money is not an issue, how do I want my next home like? Describe as detail as possible, from the year it’s made, to the location, the direction the windows face, the curtain it has, the main door colours. Go wild
b) How do I want to feel when I live in that home?

Next take a short break, or even a day or so, come back to both questions. See what adjectives/ descriptions of the flat that catches your attention. Write down 10 key elements that matter to you most. For me personally - Feng Shui is one of the key factors!

Then it comes to some more realistic questions for you to consider, such as the following (feel free to expand it according to your own circumstances but it’s the ones that I find most common with those who want to move)

a) Are you willing to take up a project? For example, are you prepared to do a complete refurb? (Refurb can be stressful for some, but that’s why I’m here with my interior design and project management service~)
b) Do you want the flat to be a move-in condition?
c) Timeline: When am I looking to move in? (If you need to move in quite urgently, probably you can filter out a lot of properties)
d) Area: (you might have also journaled in the previous questions) - catchment, commute, facilities, etc
e) Budget - how flexible are you with the budget? Have you left some amount for moving and cosmetic cost?

After answering both section A and section B, you should have filtered down a list of key features (area, the feeling it invokes, features in the property) that will make the search less daunting!

3. Set up search alert

Although it might seem quite obvious however a lot of people seem to forget setting up search alert on key websites such as espc, rightmove. Honestly, this will save you so much time checking in all the time. I hear a lot of people spending so much time looking and looking on the internet, only realising they end up spending considerable amount of time looking at properties that don’t even fit their budget. The thing is, flat hunting is a soul journey ( same as interior design and feng shui), and you want to focus on what makes your soul sings, and in this case, it’s finding the best home for the next chapter in your life

4. Stay calm and trust the universe

To be honest I found this extremely hard. Since making the decision of moving a few days ago, it seems to be the one thing that keeps coming into my mind, whether I’m sleeping, cooking or reading. I keep seeing the future Denise styling the future home. While I think visualisation is a key to manifestation, I think that excessively thinking is unhelpful. Indeed, I keep reminding myself that this too is a soul journey and universe has a perfect plan for me. Trust that the right home will come to you at the right time.
